Mace Housing Co-op is a fully mutual cooperative who provide housing for single people and homeless families.

Mace manages around 300 properties, leased from housing associations and private owners across eight London boroughs. They employ a number of full time staff and aim to secure leases of at least three years from property owners.

Mace received funding from the Empty Homes Community Grant in 2012 to bring vacant properties in Hackney and Camden back into use. The cooperative also received funding from the local authority and developed a total of 44 units on leases of 10 years. The grant total of £1.25 million was match funded with £800k of private sector funding.

In early 2017, Camden Council awarded Mace a grant from the first round of the Community Housing Fund. They were able to use this to refurbish flats, which they secured on leases of ten years from a private owner, and to re-house three families nominated by the local authority.

The Co-op believes that its members and the communities it serves, should be empowered through practical skills training and launched its SEAP (Skills Empowerment and Advisory Project) Programme last year. The programme is designed specifically for the unemployed and others that are interested in pursuing a career in operational areas of Housing Management.

NW3 CLT

A group of local residents looking to provide permanently affordable key worker housing in Hampstead.

NW3 is a high-value area in LB Camden, home to the Royal Free Hospital, over 50 schools and many small businesses. With house prices growing rapidly it has become increasingly difficult for many people, and key workers in particular, to find affordable housing.

Local residents set up NW3 Community Land Trust with an active and skilled board and volunteers hosting regular meetings and open events. The CLT has focused their attentions on an uninhabitable council-owned building. They are seeking to maximise the number of affordable homes in a conservation area, with a mix of tenures aimed at key-workers, social renters, and older downsizers looking for community in a high value area.

How we’re helping
We have worked with NW3 CLT to establish ways of working, focus their search for sites, and offered training workshops. We supported the preparation of financially credible proposals to the council, which were well received by officers and councillors. We are supporting work to finalise the terms of the land transfer, and the project is progressing towards a planning application following a fruitful design review and a series pre-application meetings. We have also engaged with local Registered Providers about taking on landlord responsibilities of rented units.

Camley Street Sustainability Zone

A community-led project to develop affordable housing with genuine industrial space involving local people.

Camley Street Sustainability Zone is linked to the Neighbourhood Forum and brings together the interests of businesses on the Cedar Way industrial estate and those of residents on the residential estate opposite. The industrial estate was built in the 1980s and is home to a number of businesses, employing around 500 people and providing essential services across London. A survey of local residents found housing was a great priority for the area, in particular more affordable family housing.

The Camley Street Neighbourhood Plan recognises an opportunity to intensify land uses by integrating industrial use with new residential development.

How we’re helping
We have provided a small amount of funding to help explore the legal basis of co-production. LB Camden are engaged in discussion with CSSZ and agreeing joint working.
